Opportunities for Investment Purchasers
The Cyprus investment market has been growing in leaps and bounds over the last eighteen months and Alpha Panareti has identified the needs of two distinct types of purchaser in this field:
1. The Buy-to-Let Purchaser
This client invests in one, two, three or more properties with the specific intention of letting them out for profit.
For this client, we have apartments and maisonettes available in well-designed major complexes, where there are many facilities immediately available on site – big, freeform swimming pools, some heated in the winter months, sun terraces, snack bars, minimarkets etc. Sunbeds and umbrellas are provided for convenience.
The apartment buildings have lifts to each floor and the pathways around the grounds are carefully ramped, making it easier for elderly or disabled guests. There is ample undercover car parking. Apartment owners have lockable storage areas.
Most importantly, there is an on-site Property Management office, where all the mechanics of property letting are taken care of, such as key handover, cleaning and general maintenance.
The Alpha Panareti mortgage facility is particularly useful to these clients, allowing them to cover the cost of their purchase by incoming rents.
2. The Buy-to-Sell Purchaser
A major client with whom Alpha Panareti will negotiate for the purchase of a large number of properties. Usually, the client has the intention of selling on the individual properties before completion of building.
This can either be a significant section of a current development or we will work with the buyer to create an exclusive new project according to their requirements.
We have the experience and the flexibility to provide precisely what the client needs. We will find a suitable plot of land and our architects will design the combination of properties that most suit the client.
Finance - mortgage loans are available to investment purchases, to a maximum of CYP 250,000
Property Management - full property management services are available to protect and market your property for rental purposes.
